to the buyer by deed and the buyer signs a deed of trust, or mortgage,
in favor of the seller that secures buyer’s obligation to the seller.

interest in the property may necessitate an alternative means of
structuring the transaction.
In such circumstances, the parties may structure the transaction
in the form of a contract for deed or a lease with an option to purchase

under these circumstances in which the seller does not transfer title to
the buyer, the buyer may obtain certain rights and interests in the
